Red Rock Country Club vs. The Ridges: A Real Luxury Comparison in Summerlin
By the time someone’s comparing Red Rock Country Club and The Ridges, they’ve already moved past the surface stuff. They know both are guard-gated, both are in the luxury space, and they’ve probably driven through each once or twice.
What they’re trying to sort out now is feel which isn't easy to get from listing photos.
This conversation almost always starts the same way for me. Usually after a few showings, sometimes while we’re sitting in the car with the AC on, doors closed, just talking it through.
The First Thing You Notice Isn’t the Homes
This is based on what I’ve seen walking these communities with buyers over the years. Feel is subjective, but I do see patterns show up.
In Red Rock Country Club, it feels a bit more social and connected. Parcels of land while private, still feel like they are inter-connected.
The Ridges feels more open and spaced out. The layers of enclaves behind the main guard gate create privacy and separation that’s noticeable almost immediately.
That difference shows up early.
Red Rock Country Club: Established, Comfortable, Lived-In Luxury
Red Rock Country Club has been around long enough to feel settled and for a lot of buyers, that’s the appeal.
Homes here tend to sit on large lots, streets feel wider, and landscaping has had time to mature. You see people walking, golfing, waving to neighbors they’ve known for years. There’s rhythm to it.
I’ve seen buyers who thought they wanted something newer come through here and change their mind once they realized how much they liked the sense of ease. It doesn’t try to impress you, it just feels like home.
The trade-off? You’re buying into something established. Architectural styles lean more traditional. Some homes have been updated beautifully, others still reflect their era. That matters to some people. To others, it doesn’t matter at all.
The Ridges: Privacy, Design, and Control of Space
The Ridges tends to attract buyers who already know exactly what they don’t want.
They don’t want through traffic. They don’t want neighbors close enough to casually chat from their house next door. They don’t want architectural compromises. They want their home to feel deliberate.
Homes here skew more modern and custom. Lots are positioned for privacy and sightlines are controlled. It feels quieter, not in a sleepy way, but in a deliberate, controlled way.
The trade-off shows up socially. This isn’t the place where you accidentally make five new friends on a morning walk. For some buyers, that’s a loss...for others, that’s the entire point.
Golf vs. Design Still Isn’t Where the Decision Gets Made
This usually comes up after we’ve already driven both communities.
Someone will point to Red Rock Country Club and talk about golf. Someone else will bring up the redesign happening at Bear’s Best inside The Ridges. On the surface, it can feel like the they are becoming more similar in regards to golf.
But what I’ve noticed is that the role golf plays in each place is still very different.
In Red Rock Country Club, golf helps shape the community itself. It affects how people move through the neighborhood, how often you see the same faces, how social the environment feels even if you’re not a daily golfer.
The updated course coming in The Ridges adds another layer of high exclusivity, but it doesn’t change the underlying rhythm. Homes are still oriented inward. Privacy still comes first. Yes there are homes with stunning golf course views and frontage, but the course enhances the setting, it doesn’t particularly define the lifestyle.
That’s why the real questions don’t usually stay focused on golf for very long.
Do you want activity built into the neighborhood?
Or do you want amenities that stay mostly in the background?
That’s usually where things separate again.
Pricing, Value, and What Actually Holds Over Time
You’ll often get more house and lot in Red Rock Country Club for the money. You’re paying for space, location, and an established environment.
In The Ridges, you’re paying for design, privacy, and newer construction. Square footage doesn’t always tell the story there. Layout, orientation, and how the home lives matter more.
Buyers who focus only on numbers tend to feel stuck. Buyers who focus on how they plan to live usually get clarity faster.
There are meaningful differences in pricing, though. This past year single-family home sales in the Ridges have averaged in the $4-5m range with some of the most sought after homes selling for over $10m. (There are condos that sell for under $2m as well) In Red Rock Country Club, the average sales price is in the $2m range with the most sought after custom homes selling in the $5-8m range.
So Which One Fits?
I’ve seen this go sideways when people try to force themselves into a community that doesn’t match their instincts. It usually shows up a year or two later, quietly.
The buyers who end up happiest usually pick the place that feels right when nothing is happening. No events, no guests, no distractions. Just a normal Tuesday.
That’s usually where the difference shows up.
