I always tell my clients you can’t time the market perfectly. If you try, you’ll drive yourself crazy chasing that “magic moment.” But sometimes, the data shows a clear window where the conditions really do line up in favor of buyers. This year, that window is October 12–18, 2025. According to Realtor.com, this week is expected to be the single best week of the year for homebuyers nationwide. Why? Because it combines three things every buyer wants: more homes for sale, less competition, and lower prices. Now, what does that mean here in Henderson and Las Vegas?
Fall always brings a shift to the housing market. Summer is usually busy; families move before the school year, sellers aim for those longer daylight hours, and competition peaks. By the time we reach mid-October, a lot of that activity has cooled. This year, inventory has been building across the valley. Buyers have pulled back a bit due to affordability concerns and homes are starting to take longer to sell. That combination creates an opportunity, especially in areas like Inspirada, Anthem Highlands, Madeira Canyon, and Seven Hills where more homes have recently been hitting the market.
Realtor.com’s data shows mid-October is historically when buyers see the largest selection of active listings nationwide. Locally, we’ve been seeing the same trend: Henderson and Las Vegas have both had steady increases in available homes since midsummer. That means buyers aren’t just competing for the one or two listings that check their boxes, they actually have options. Options mean leverage. Nationally, Realtor.com estimates that mid-October buyers save about $15,000 on a median-priced home compared to the summer peak. Here in the Las Vegas Valley, the median sales price has bounced between $480,000 and $485,000 for much of 2025. That hasn’t changed drastically, but what has changed is seller flexibility. I’ve been seeing more price reductions in recent weeks, plus negotiations on closing costs, rate buydowns, and repair credits. For buyers, that means the “real” cost of a home is often lower than the list price suggests.
The other benefit of shopping in October is simply the pace of the market. With fewer buyers active in the fall, it’s less likely you’ll end up in a bidding war. In Henderson, homes that are priced correctly in communities like Inspirada or MacDonald Highlands are still moving quickly, but they’re not getting the dozen-offer frenzies we saw a few years ago. And in Las Vegas, especially in neighborhoods outside of Summerlin, homes are spending longer on the market. That gives buyers more time to think, compare, and negotiate instead of making rushed decisions. Remember, once the holiday/end of year season gets going, there will be homes that take themselves off the market because they don't want to sell during that time period.
The biggest advantage of this mid-October window isn’t just the numbers, it’s the peace of mind that comes with buying at your own pace. More homes to choose from. More time to decide.
