Where to Find Homes in Henderson NV Under $500K Right Now

The $500,000 mark for a home purchase has always been a big home search number. In the Las Vegas Valley it has taken an increased role of importance. The Greater Las Vegas median sales price throughout 2025 has gone back and forth between $480,000 and $485,000 for single family homes. In the City of Henderson it is typicaly higher than the overall Las Vegas number. Last month in August the median single family home price in Henderson was $525,000. Based on these insights, finding a great house in Henderson under the $500,000 mark can be a great value. Here are a few neighborhoods and communities I would be looking at if I was trying to stay within a $500k budget.

Inspirada

The master planned community of Inspirada has so much to offer. There are 6 parks within the community along with 4 community pools. This month the 7th park and 5th community pool will be opening. In addition to the community parks and pools there are many community events, clubs, and trails to exercise throughout the community. The future looks bright for the commmunity with Station Casinos plans to build the Inspirada Station Resort and Casino. The company has mentioned this resort being similar to their Green Valley Ranch and Red Rock Resort properties. If that is the case residents can look forward to be near great dining, shopping, a planned movie theatre, and bowling alley. There are options under $500,000 for single family homes. Sizes can range from the 1,100 sq ft range to about 2,000 sq ft in this price range. If townhomes are an option you would consider, Inspirada has options going that route as well. A great way to own in a fantastic community while staying in budget. The Inspirada community is nealry sold out of brand new homes. Builders plan to be completely sold out and finished building by mid-late 2026. At that point, new construstion homes will be domne in this masterplanned community and re-sale homes will be the only option.

Cadence

Cadence is another newer master planned community. Similar to Inspirada it has community parks highlighted by it's 50 acre Central Park. In addition to it's parks, community pool, splash pads and more, it also has great proximity to Lake Mead, Lake Las Vegas, and Downtown Henderson. With many great dining options, breweries, Lifeguard Arena (practice facility to the AHL Silver Knights), it is an area many residents go to relax. In the under $500,000 price range there are many options ranging from 1200 sq ft - 2300 sq ft. This community is still in the process of being built out. So while much has been completed already, there is still plenty of further plans and building to be done yet. Getting into a community earlier in the process of buildout usually leads to better pricing than as the community nears completion. This creates a great value possibility as the community continues to build.

 

North Green Valley

The North Green Valley area is not as new as the previous 2 communities mentioned. These homes were built between the late 1970's to the mid 1990s. While they aren't as new, they do tend to have more character and on average larger lots. In fact you may even be able to find a home in this area with a pool for under $500,000. As for location, this area has some of the quickest drive times Henderson has to offer to areas like Harry Reid International Airport and the Las Vegas Strip. If you are looking for homes that have mature trees and homes with a little more charm, this may be a great area for you to look.

Sun City 55+ Communities

There are 2 main options I need to highlight for those looking in age 55+ communities. Sun City MacDonald Ranch and Sun City Anthem. Both are great and feature golf courses. Macdonald ranch with its executive Desert Willow Golf Course and Anthem with the Revere Golf course featuring 2 seperate 18 hole courses. Both have great clubs to meet with fellow residents and amenities such as pools and gyms. If I had to choose which community had the better clubhouse I would choose Anthem. What I love about Macdonald Ranch is the proximity to Green Valley Ranch's shops, dining, and the nearby Lees Family Forum showcasing events for hockey, lacroose, arena football, volleyball, and concerts. There are great options under $500,000 and the community amenities are fantastic.

These communities highlight fantastic neighborhoods and homes while trying to stick within a budget. As prices have risen over the past few years, being able to find a great home for under $500,000 has become more challenging, but not impossible.
