The Typical Timeline from Start to Keys
From the moment your offer is accepted, it typically takes about 30 to 45 days to close on a home. But if we zoom out, the full journey starts before we even step inside your first showing. Here's how the process usually plays out:
1. Pre-Approval and Strategy Session (1–7 Days)
Before we start looking at homes, we'll sit down to align on your goals, timing, and budget. I'll also introduce you to a trusted lender who can get you pre-approved quickly. This part sets the tone for everything that follows and ensures we’re ready to move when the right home hits the market.
2. Searching for the Right Home (1–4 Weeks)
Once you're pre-approved and we’ve fine-tuned your criteria, I’ll set you up with property alerts and we’ll begin showings. Some buyers find the right home within a few days. Others may take a few weeks — especially if they’re exploring different neighborhoods in Las Vegas or Henderson. Either way, there’s no pressure. It’s all about making a smart, confident decision.
3. Offer, Negotiation, and Acceptance (2–5 Days)
When you're ready to write an offer, I’ll walk you through everything — pricing strategy, market trends, contingencies, and how to make your offer stand out. Once your offer is accepted, escrow officially begins.
4. Escrow Period (30–45 Days)
This part includes a lot of behind-the-scenes work:
