It’s a fair question, especially in 2025 when builders are competing hard to win buyers and offering some serious incentives.

Let’s break down the real pros and cons so you can decide what’s right for you.


✅ Why Buyers Are Choosing New Construction

1. You Get the Modern Look & Feel
Think open layouts, big kitchen islands, energy-efficient systems, and the peace of mind that the home is new. No outdated tile or carpet that’s seen better days.

2. Builders Are Offering Incentives Again
With higher interest rates still hanging around, many builders in Las Vegas and Henderson are offering rate buydowns, closing cost credits, and design center perks to sweeten the deal.

3. Warranties Bring Peace of Mind
Most new homes come with at least a 1-year builder warranty, plus extended structural protection. 

Many of the resale homes that are currently available may need updating to have them look and feel the way you'd like. New construction could help you have the look and vibe you want from day 1.

1. The Price on the Sign Isn’t the Whole Story
Model homes are designed to wow you, but keep in mind: lot premiums, upgrades, landscaping, and builder fees can add tens of thousands to the final cost.

2. You Might Be Living in a Construction Zone
Depending on the phase, you could be surrounded by ongoing work for months or years.

3. The Builder’s Contract Isn’t Like a Standard Resale
Builder contracts usually favor the builder. Timelines can shift, and your deposit may be less protected. Having your own agent to represent you can make a huge difference.

Most home builders also require you to have an agent with you on your first visit if you plan to utilize one. Scheduling an appointment with a builder directly or filling out a contact card on your first visit without an agent could prevent you from being able to utilize the expertiece of a real estate agent during your purchase. Most builders will actually pay for your representation with a real estate agent because they are aware you should have guidance from your own representation in this large purchase. The sales agents onsite work for the builder, not the home buyer.
